Hmm. Maybe I will complain about the parking situation later. I am surprised that Tustin Legacy does not have a higher rating (not counting parking). This place is pretty much brand new. Okay maybe it was built 2 years ago, but its new to me. Its location is near Jamboree so its easy to access for the North Irvine people. I still consider this place Irvine ish, because the Tustin is just the other side of the Irvine border. I thought that Tustin had enough shopping centers it has the Market Place just on the opposite side of 5 Freeway. Well.. I guess if Costa Mesa can have a ridiculous sized shopping center, why cant Tustin? I like how the Tustin Legacy has a downtown kind of feel to it. I think thats what the designer was going for... A downtown Hollywood feel with both parking and traffic headaches. I really do love how there can be 5 cars and an empty parking lot and there will still be traffic at The District. Usually the strategy I use when I visit, I will park as far away as possible and near an exit. That way I can walk, because walking is much faster than trying to drive from one end to the other. Just be care for the speed manics driving through the parking lot. I dont miss LA, so why recreate this nightmare in Tustin? Note to designer. Please take notes. Design a mall with stores and restaurants on the inside and parking on the outside. BRILLIANT!! The only reason anyone should go to The District. If you are there early and have free AMC tickets. Grab some food and enjoy a great theater experience. If you are trying to get cheap gas at Costco, go for it but get there during off peak times and prepare to wait about 10 to 15 minutes. Is it worth saving a dollar to waste 15 minutes? Even if you make minimum wage your time is worth more than that. Costco in Irvine is faster.

This review is in regards to the entire shopping center. I give it 3 stars because of the lack of parking in areas with higher customer traffic, the terrible bottlenecks and traps around the Whole Foods/Michaels/Costco Gas area, and the lack of viable shops in the main "mall" area (this is probably more due to Amazon era shoppers, but maybe lowering leases will help attract shops?). I do like the AMC, the Costco, Target, and the district has gotten better with food since the Union Market opened. But it still feels like a second rate spectrum, with no real attractions to draw people there to dine and hang out afterwards. This may be due to the awkward parking, or lack of entertainment (Im sorry but the bowling alley isnt that much of a draw here). I really wish there was more to do or see here, but then I simultaneously dont wish for it because I know the parking and traffic would just be that much worse.

The District is a very busy shopping center bordering Tustin and Irvine. It has some good box stores (Target, Costco, Whole Foods, etc.), a decent AMC movie theater, an adult bowling alley (think drinks and dim lighting), and Valet Parking is offered. Dessert options are great, but they are scattered throughout the large center making it hard for everyone to pick their dessert option. The parking lot is laid out in such a terrible manner that it always feels overcrowded. The Costco and Costco gas cause gridlocks on the East side and trying to get to In and Out can be a pain. I recommend planning an extra 10-20 minutes for a shopping trip to navigate the parking lot. Overall its a great shopping center with such a terrible parking lot that I usually opt to go to other centers. If they could figure out better ways of getting people in and out I would come here weekly.

I like this shopping center because it is close enough to my work and on my way home to shop during my lunch hour and after work. I like the Costco, Pet Smart, Target and Juice It Up. I wish I could say I liked Michaels, but I really am bothered by the parking situation. It is always crowded and there is no easy way to move around over there. Once you turn in off of the main street that goes through the middle of it you are stuck in there without an easy way to exit. There is always a LONG line of cars that are lined up from the Michaels store that goes all the way down to the Whole Foods store. None of the drivers want to let you in because theyve been waiting a long time to exit too. I try to avoid this area as much as possible because of the engineering of the parking lot.

Getting into and out of this plaza is one of the most unpleasant traffic experiences in the Irvine area. Parking is a mess, and forget about a "fast" trip to the Costco gas station. They need to add a turn lane near the entrance to the gas station; it would greatly improve traffic flow. That being said, there are a lot of great shops and restaurants here - I just dont come as often as I would if the traffic flow were improved. The pedestrian area of the shopping center (movie theater, bowling alley, etc) has made improvements lately, but it could do with an expansion to make it an actual attraction, not just somewhere I walk on my way to or from the theater.

The main issue with this mall is getting around with a car. Unless you enter and exit from the back (by PetSmart) you are almost guaranteed a miserable traffic experience, especially by the Costco gas. Even the main entrance off Barranca closer to Jamboree is constantly congested with pedestrians trying to cross and cars trying to get out. Once you get in, the shops are pretty nice. I mainly just come here for movies and in a rare occasion, bowling. The new artisan coffee shops/artsy spot is very interesting. Probably a good place to study and/or get some work done.

This was my first time here at The District. I think it looks beautiful and I love the fact that there are many places to lounge around. With that said, I wonder how clean these couches really because I couldnt really find clean seats unless it was a hard bench. Im referring to the couches outside. There were less people around than I thought would be. Im sure the time of night and day of the week affects that more than anything but with the amount of shops open at the time I visited I expected more humans.

There are so many shops here, its like a mini Irvine Spectrum. My favorite place to go is the Union Market. It has a variety of food places inside it and a few shops making it easy to please a crowd of people who cant decide on one place to go. I highly recommend Market to Plate (M2P). Im told that they make their pastas fresh daily and it always tastes delicious (as well as their salads); price is decent for the quality food you get. I got lobster ravioli and a small Cesar salad for about $14.

Over the years the District has tried many configurations, from shopping to Entertainment. There are 3 distinct areas of the District (1) Big stores (Target, Lowes, Costco) (2) Smaller to medium stores and "fast" food (Michaels, Whole Foods, In-n-out) (3) Entertainment with some very small boutiques (AMC, lots of restaurants,etc). Pretty much any of your shopping or dining needs can be met in this area. I particularly enjoy the 3rd area as the food can be everything from gourmet to fast.
